Initial Consultation
Let’s jump on a Google Meet video-call to discuss your particular situation & circumstances. 9 times out of 10 this takes around 15min, but we’ve got as long as you need.
We understand that everyone’s needs are different and that everyone faces different problems. We’ll use this initial consultation to establish what it is that we may be able to help you with. It’s also nice to put a face to the name!

Property Appraisal & Evaluation
If we’ve established that we can help you, the next step is to inspect your property. We can do this in-person or virtually using Google Meet, though we always prefer to visit your property personally and really get a feel for what it is that you’ve got to offer.
Once we’ve done this, we’ll put together a detailed Comparative Market Appraisal as well as run through what we feel are the key features of your property that are likely to appeal to the market.
We’ll also touch on what we feel may be some of the negative attributes that may be worth addressing before you go live. It’s really important that we’ve got a relationship based on transparency, honesty and integrity. It’s our job to tell you the facts that you may not like as well as the facts you will.

Campaign Proposal
We’ll meet up again, either via Google Meet or in-person and spend around an hour running through exactly how we’d propose taking your property to market, what we believe would be the key features of the campaign and what you need to know.
By the end of this session, you should be able to make a decision on whether or not we’re the right fit for what you’re trying to achieve.
We’ll have all of the required paperwork ready for you, should you be ready to pull the trigger and have us get to work for you straight away.

Listed-2-Live
So you’ve made your decision, decided to work with us and signed all the relevant paperwork using Adobe Sign (a digital document signing platform) or in person.
We’ve then got a checklist of over 100 different items to complete before we can get you on the market.
We need to carry out a photo & video shoot, film a 360-video tour, write up the advert, set up the social media campaigns, build the automations that work in the background and speak to our database about your property.
We’re a firm believer in ‘fail to prepare, prepare to fail’. We’ve set a minimum service standard that is public, transparent and far-reaching.
3-6 weeks
On The Market!
We’ve made it! After all that preparation, we’re finally live. We’ve now got around 1mth (on average) to showcase your property to as many people as possible. Not only that but follow-up & follow-through with every single one of our buyer enquiries in order to ensure that both you and the buyers have got as much data as possible to make the big decisions with.
This is where preparation is key. Every buyer enquiry is logged in our CRM system and then a mixture of human-interactions and AI-based automations take place.
Every week we’ll sit down with you via Google Meet or in-person and run through how the campaign is going. We’ll provide you with market stats, buyer feedback and pros/cons of the campaign. You’ll be able to make fast decisions based on real-time data.
Finally, when we get to Auction Week, or if we get to the point where we’re presenting offers & multi-offers, you can rely on our organisation and negotiation skills to ensure that we don’t miss a trick when the cards are well and truly on the table.

4-12 weeks
Sold-2-Settled
Once your property has gone Unconditional, you can take a big sigh of relief, but we’re not quite finished yet. During the time between going Unconditional and Settlement there are a number of big tasks that still need to be ticked off. We’ll maintain contact with you and the buyer (and your lawyers!) to ensure that everything happens smoothly and to plan.

Aftercare
So the house has sold & settled- surely that’s it? Not quite, we’ll help you with utilities, mail redirection, moving day checklists & packing lists. We’ll order dinner for your buyers on their first night in their new house and pop a little something in the post to you as well! We’ll then stay in touch with both you and the buyers for as long as required in order to ensure a smooth handover and transition.
Remember, we aim to be your ‘real estate agents for life’, not just for a single transaction.
